Not sure how the authorities let this property operate. It is literally crumbling to dust (as was the intent in the Trust of the historic owner). Plumbing is ancient (instructions to run the hot water for 15 minutes if you actually want hot water), carpet may be original, stucco is crumbling inside and out, no staff on premises after 8 pm.
The bed WAS clean; the shower, due to crumbling tile---not so much.
The positives are the historic interest, the "Opera" House and the artistic talent of the eccentric owner Marta Becket (who painted all of the murals on the property).
The closest restaurant or food market is 7 miles away.
All this should qualify the property as a museum, not a hotel.
If my wife was with me, I'd be divorced.
